What rate of return should I expect?

While its impossible to tell you what exact return you will see on a project we can tell you what we have seen on past investments. Our projects typically range from a low 20 IRR to a low 50 IRR.

I have several land holdings? Can you help me?

OMG (Oklahoma Multifamily Group) carefully curates deal-flow within our preferred assets classes. Currently, OMG targets deals in multifamily. We can help with transitioning from an asset type that may not be performing to your expectations (land) into multifamily. 

What’s the difference between Apartments and Multifamily?

Tomato tomahto… While the term has become interchangeable an apartment would typically refer to one residence, in a multifamily building. However if someone said apartment building or multifamily building both would be correct.

I have a portfolio, with economic conditions changing, what can your group do to maximize my returns?

There is a strategy in every economic condition. We are constantly looking at market indicator to adjust our strategy and enjoy sharing with like-minded individuals.

What asset classes does OMP offer?

OMP (oklahoma Multifamily Partners) carefully curates deal-flow within our preferred assets classes. At this time, OMP targets deals in multifamily. We like to buy and reposition C and B class apartments and/or build B or A class apartments.

Is there a minimum/maximum investment?

The minimum can vary depending on the investment. At this time, maximum investments are determined on a per-project basis. Usually 100k – 100m.

How does the investment process work?

When you make your investment, the money is held securely in an independent escrow account. In connection with the closing of the project, your money is transferred to the company, and you will receive your security.

If the investment does not close for any reason, 100% of your investment will be returned directly to you. We will never hold or be the custodian of any investor funds during the process.

Can I invest if I am a foreign investor?

Yes, we allow investments from non-U.S. investors, although it requires additional documentation.

Can I invest through my LLC, LP, or trust?

Yes, we can facilitate an investment through an LLC, LP, or trust.

How do investors earn returns?

Most of our investments provide quarterly cash flow distributions, but this can vary depending on the specific investment.

Information regarding distributions can be found in the Operating Agreement available to all investors.

How will I be updated about my investments?

You will receive quarterly reports detailing the performance of your investment. We will provide a summary of the investment status along with any other pertinent information relating to your investment.

Are there fees for investing?

See Vantage Portfolio Operating Memorandum and Purchase Agreement regarding fees. All projections shown are net of fees.

Are my investments liquid?

No. In most cases, investments made with us are not meant to be quickly converted into cash. Each investment has a projected hold period, outlined in the investment project’s offering documents.

Under very special and limited circumstances, with LLC manager approval, you may sell your shares after holding them for at least one year.

You should always assume that you can not re-sell your “shares,” as investments into private placements are generally illiquid and have an extended hold period.

Taxes

Why is income reported on my Schedule K-1 different from the distributions I received?
Your Schedule K-1 will reflect all of the taxable income that came from a specific investment product. Your individual returns on a given project are explained in the project’s offering materials. These returns may be paid out at a different pace than the net generated income.
Do I have to file state tax returns?
Always consult with your tax advisor to determine your individual tax implications.
